My carpet looks dusty and flat even though I vacuum — why won't it come clean?

That's the most common thing we hear in Los Angeles, and it's usually dry soil rather than a spill. Freeway and street traffic soot plus year-round dry particulate settles into the pile constantly, and because we don't get a freeze here, that grit never gets washed out or frozen out of the fibers the way it does in wetter climates. It stays dry and abrasive, working down toward the backing and dulling the pile so it reads as "dirty" even after vacuuming. Hot water extraction is what actually flushes it out. If the carpet is a landlord-grade low pile over a thin pad, expect improvement in color and feel. Permanent traffic-lane wear from years of that grit won't reverse.

We have a slab-on-grade house and a dog. Can you get old urine out?

Sometimes, and we'll be honest with you before we start. In the postwar stucco ranch tracts built on slab, urine doesn't stay in the carpet face. It goes through the pad and sits on the concrete, where it keeps re-activating with humidity and keeps smelling. Surface cleaning alone won't fix that. Depending on how far it's gone, treatment can mean saturating and extracting the affected area, pulling and replacing pad in the worst spots, and sealing the slab. We inspect first, tell you which areas are salvageable and which are a replacement conversation, and we don't promise odor removal we can't deliver.

How fast can you get out here?

Los Angeles is a long drive from end to end, so we schedule by area and by time of day rather than promising a blanket citywide window. Most requests get booked within a few days. We give you an arrival window and call ahead so you're not sitting around. If you're in a building with an elevator, loading dock, or freight reservation requirement, common in the newer high-rise condos and in a lot of older apartment buildings, tell us when you book. Building access hours often decide the appointment more than our schedule does.

We give a free estimate and a firm quote before anything gets wet, so there's no surprise at the end. What moves the price: how many rooms and how much of the floor is actually carpeted. In a 1920s Spanish or Craftsman it's often just area rugs over oak, and in a new condo it may be bedrooms only, while a ranch tract home can be wall-to-wall throughout. Beyond square footage, it's pile type and condition, pet treatment, stair count, and access, including parking and whether we're carrying hose up to a unit. Vacant units usually quote differently from occupied homes because we're not working around furniture.

Do you do same-day turnovers between tenants?

We do a lot of make-ready extraction, since so much of the city rents: dingbat apartments, stucco fourplexes, and single-family rentals alike. Same-day is sometimes possible if you call early and the unit is empty, which is the main thing that speeds it up. Be realistic about drying. A vacant unit with airflow dries reasonably fast in our dry air, but low pile over a thin, worn pad can stay damp longer than people expect, and a closed-up unit with no windows open will hold moisture. If you have a new tenant walking through the same afternoon, tell us when you book and we'll plan air movers or say plainly that it won't be dry in time.
